Restoring Original Hardwood Floors in Older Homes

Beneath worn finishes and old carpet, many older homes hide beautiful hardwood. Here's how restoration brings it back to life.

Flooring

Original hardwood floors are one of the great treasures of an older home. Even when they look tired, scratched or hidden under carpet, they can often be restored to a finish that's even more beautiful than new.

Find out what you have

Lift a corner of carpet or check inside a closet to see the type and condition of the wood. Oak, maple and pine are common in older homes, and each takes a finish differently.

Assess the damage

Surface scratches and worn finish are easily fixed with sanding and refinishing. Deep stains, water damage or loose boards may need individual boards replaced with matching wood.

Sand with care

Older floors may have been sanded before, so the wear layer can be thin. Careful, gradual sanding preserves as much original wood as possible.

Choose the right finish

Oil-based finishes add a warm amber glow, while water-based finishes stay clearer and dry faster. Matte and satin sheens suit older homes beautifully.

Protect your work

Felt pads, rugs in high-traffic areas and regular gentle cleaning keep restored floors looking their best for years.
